Terms of Service

These terms describe the website and general service boundaries of The Transaction Steward, LLC (“TTS,” “we,” or “us”). A separate written service authorization or order confirmation will identify the scope, fee, and payment arrangements for a particular listing or transaction. If that specific agreement conflicts with this page, the specific agreement controls.

What we do

TTS provides administrative listing and real estate transaction coordination. Depending on the accepted service scope, this may include organizing file information, monitoring dates and tasks, coordinating participant communications, requesting or transmitting documents, scheduling activities, following up, and supporting the closing handoff. We may use software and AI-assisted workflow tools to organize information, with human oversight of the service.

What we do not do

TTS does not act as a licensed real estate broker or agent, attorney, title insurer, escrow agent, lender, or tax adviser for your transaction. We do not negotiate, interpret legal rights, give legal or financing advice, handle trust funds, or make decisions reserved to a licensed professional or the parties. Agents and their brokers remain responsible for their professional duties, client advice, and review of contracts and deadlines.

Starting service

Sending an intake form is a request for service, not automatic acceptance. Our team will review availability, the file, and the requested scope, then confirm whether we can take it on. The person requesting service represents that they are authorized by their brokerage and the relevant parties to provide information needed for coordination and to have us communicate with appropriate transaction participants.

Fees and payment

We will confirm the service package, fee, and payment arrangement for each engagement before work begins. Transaction coordination fees are generally payable upon a successful closing under the agreed authorization; if a transaction does not close, the transaction coordination fee is not charged. Listing coordination is treated separately under the agreed authorization, including any applicable fee when a listing ends without a closing. Any payment through closing must be permitted and approved by the broker and closing team. The transaction-specific authorization governs exact amounts and exceptions.

Working together

Please give us accurate, timely information and let us know promptly about amendments, changed dates, cancellations, and material developments. We may share relevant file information with authorized transaction participants and service providers to perform the accepted work, consistent with our Privacy Policy. Electronic communication and third-party systems can experience delays or interruptions; the agent and parties should verify time-sensitive obligations directly.

Website use
